Marketing of your property.

Ensuring your property and it’s contents meets all of the current legislations, and we shall ensure you are registered with the appropriate authorities.

We have an association with-in our software programme with solicitors, who have a contract to always ensure all our tenancy contracts and additional agreements are compliant with Scottish law.

Carrying out accompanied viewings, which includes, picking up the tenant and taking them back to their specified location.

Vetting of your prospective tenant, including a full credit check by an independent reference company.

Preparation of the tenancy agreement.

Overseeing their Check In.

Rent collect on your behalf; any late payments will be followed up from the day they were due and you will be kept informed.

A full inventory and schedule of the property, with photos, will be drawn up including specific instructions from you about the property.

All rental properties must have a Gas Safety Certificate which we will make sure is current at all times.

All properties also require an EPC (Energy Performance Certificate) this certificate lasts for 10 years and by law must be given to prospective tenants.  If you don’t have an EPC we will arrange for this to be done.

We offer a 24 hour, 365 day emergency number which is answered by us at all times giving you the Landlord and your tenants, peace of mind.

During the tenancy we carry out inspection visits.  Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) recommend, oversee and account for any necessary repairs.  We use our tried and tested trades people who have got the liability insurance and qualifications needed for their trade and know and understand our high standard of workmanship expected.

Towards the end of the tenancy, we will liaise with the Tenant, and renew the tenancy agreement or arrange to check them out as applicable.

Deposit Returns can be very trying, as part of our service we will evaluate the Check in & Check out reports and advise you of any deductions we feel are appropriate and notify Safe Deposits Scotland prior to any agreed refund going back to the Tenant.

During void rental periods we are happy to continue our management service and will oversee any renovation projects that may be needed between rentals.  We will of course discuss this with you prior to a tenancy ending.  Quotes will be obtained and approved by you with all works being checked and signed off before any monies will be handed over.
